Great North Road – Grey Lynn
In the heart of the Grey Lynn shops this build was a structural health hazard and required immediate attention to stop it from falling apart.
The project involved a substantial demolition job followed by a structural steel frame which upgraded the building to current code.
The next step was to complete the Re-clad of the façade, roof with the Council re-clad team then an interior refurbishment of the building in line with the heritage nature of the site.
The building then had apartment fitouts on the upper levels and new ground floor retail fitouts
Construction took place over 15 months mainly due to the tight nature of the site and the limited access from the road front. Planning for this project had to be precise and to the day as all the materials had to be delivered before the façade was completed otherwise there was no way to get them into the building. The programme sequence from Demo to structural install had to be manged to the day as Great North Rd is a main carriageway and has restrictions on road closure.
All of these technical points had to be planned, priced and allowed for at tender time so the accuracy of this project was a real standout for Rucon.
